We would like to provide a brief update on the WAAP housing projects and recent developments.
Property Manager
WAAP Society has hired Dylan Henry as Property Manager, starting May 4, 2026. Dylan will oversee the 20-unit building in Lax Kw’alaams, the 70-unit building in Prince Rupert, and the upcoming 38-unit development. Congrats Dylan!
70-Unit Housing Applications
We received over 150 applications following the launch. National Occupancy Standards (NOS)
- There shall be no more than 2 or less than 1 person per bedroom.
- Spouses and couples share a bedroom.
- Parents do not share a bedroom with children.
- Dependants aged 18 or more do not share a bedroom.
- Dependants aged 5 or more of opposite sex do not share a bedroom.
The following guidelines are used when applying the National Occupancy Standards:
- Exceptions can be made to respond to housing need in communities and flexibility in the application of the NOS is possible if a household is willing to accept a unit smaller than they would qualify for using the guidelines.
- In recognition of a variety of co-parenting arrangements, a dependent child who resides with their parent(s) a minimum of 40 per cent of the time will qualify as a permanent member of the household when determining eligibility and appropriate unit size.
- Single applicants (seniors or people with disabilities) are eligible to apply for bachelor and one-bedroom units.
- Couples (two individuals) are only eligible to apply for one-bedroom units, as they would be under-housed in a bachelor unit.
- To maximize the use of limited one-bedroom units, priority for available one-bedroom units is generally applied as follows:
- Couples
- Single applicants with a documented medical need for a one-bedroom unit
- All other single applicants.
Applicants who were not selected will be notified this week. Once the building handover timeline is confirmed, successful applicants will be contacted and move-ins will be scheduled.
Construction & Building Status
- Elevator, electrical, and gas permits have been received
- Final cleaning is currently underway
- Landscaping and playground installation will continue through May
- Final occupancy inspections begin April 29
- Anticipated occupancy permit window: April 30 to May 8
Move-In Timeline
Move-ins will be prioritized for elders in need and the most vulnerable members of the community.
Key cards (fob system) for the units will be released once the project is deemed substantially complete by BC Housing and WAAP Society, which is anticipated between May 4 and May 15. Subject to achieving occupancy and substantial completion, units are expected to be available after the May long weekend (May 18).
