Carpenter

The Lax Kw’alaams Band has an immediate opening for a permanent full-time Carpenter.  Accountable to the Manager of Housing, the Carpenter is responsible for assisting in completing building and renovation work in accordance with the BC Building Code guidelines.  You will be responsible for maintaining Band owned housing units and buildings.  This includes building items such as furniture and stairs, making repairs to the internal and external structures and ensuring buildings are safe.

You are expected to have knowledge of residential construction and trades, practices, procedures, techniques, tools and equipment, materials, specifications, quality control, cost control, and safety.  Further, you will be proficient at the following tasks: stain-grade trim work, hang doors, drill and set door hardware, set windows, layout for stairs and common rafters, utilize appropriate math skills, able to read blueprints, and must possess mathematical skills and analytical skills necessary to do material estimates.

Duties and Responsibilities will include but not be limited to:

  • Supervise labourers, painters and other staff who may be hired to work on a job site in the same capacity;
  • Physically capable of undertaking various heavy-lifting job duties;
  • Keep a daily log of tasks; prepare a preventative maintenance schedule;
  • Participate in setting both short-term and long-term construction goals with the Manager of Housing Coordinator;
  • Assist other Carpenters and Trades personnel in all projects and as needed;
  • Ensure all Policies and Procedures as set out by WorkSafeBC are implemented and followed;
  • Maintain daily log and documentation of vehicle usage; reporting any concerns to Maintenance Supervisor;
  • Conduct repairs as identified by Manager of Housing;
  • Assist to conduct annual Social Housing inspections as per CMHC policy;
  • Carry out all repairs to Housing/Social Housing units as identified from inspections; monitor progress of repairs;
  • Prepare site analysis and provide recommendations to the Manager;
  • Ensure that materials and construction comply with CMHC standards, BC Building Code, and all other applicable codes;
  • Participate in training where required;
  • Willing to adjust schedule requirements when required by specific projects;
  • Perform all other tasks within the scope of the position and as assigned.

Specific Accountabilities:

  • Mix and pour cement; create cement forms;
  • Pour cement for stairs;
  • Frame the building including doors and windows;
  • Put up siding, drywall and put in flooring;
  • Finish the building, ceiling and roofing;
  • Put in porches and grounds;
  • Put up scaffolding;
  • Build required items including speciality furniture;
  • Build stairs and other items as required;
  • Operate and maintain carpentry tools and equipment;
  • Prepare a preventative maintenance schedule;
  • Contribute and participate in the effective use of the Quality Control System;
  • Construct and maintain structural woodwork, shelving, flooring, tables, chairs, etc.;
  • Perform renovations as required;
  • Perform drywall, boarding, taping and sanding;
  • Build and install cupboards, bookcases, tack boards;
  • Repair furniture;
  • Prepare estimates for work orders and requests material required to complete the job;
  • Perform masonry and plaster work;
  • Ensure an adequate supply of material is available for preventative maintenance program;
  • Perform other related duties, including minor duties of other trades where certification is not required, and the work does not exceed own limitations.

Education, Experience and Knowledge:

  • Grade 12 or equivalent;
  • Minimum 2nd Level completed Apprenticeship to a Red Seal Journeyman;
  • At least five (5) years of carpentry experience;
  • Red Seal Carpenter or current Journey Person’s Carpenter’s Certificate is an asset;
  • Knowledge and understanding of First Nations communities, culture and issues are an asset;
  • Knowledge of carpentry and building maintenance; knowledge of safe operation of basic hand and power tools;
  • Knowledge of workplace safety and safe lifting and handling procedures;
  • Ability to operate required equipment in a safe and responsible manner;
  • Ability to read building specifications, blueprints and as-builds;
  • Able to do layout, framing, finishing of typical projects, including a variety of room additions, and renovations;
  • Ability to work in a team environment with a minimum of supervision;
  • Customer focused – respond promptly to customer needs; receptive to change – can adapt to changing circumstances;
  • Respect diversity – treat others with respect; avoid unnecessary conflict;
  • Attend meetings as required for the proper administration of duties;
  • Take training when required and available by department funding;
  • Valid BC drivers’ license with clean driver’s abstract;
  • Complete Workplace Hazardous Materials Information Systems (WHMIS) and First-Aid Level 1 upon hiring;
  • Ability to demonstrate a commitment to embodying a personal addiction-free lifestyle;
  • The successful candidate will be asked to provide a current Criminal Record Check, including a Vulnerable Sector Screening as a condition of employment.

Compensation & Benefits

  • Wages will be $20.15 – $31.00 hourly, depending on experience.
  • This is a Bargaining Unit position.

Housing Maintenance Worker

The Lax Kw’alaams Band has an immediate opening for a permanent full-time Housing Maintenance Worker.  Accountable to the Manager of Housing, the Housing Maintenance Worker carries out routine operation and maintenance duties of Band owned housing usually in accordance with the housing maintenance plan.

Duties and Responsibilities will include but not be limited to:

  • Assist with carpentry, painting, labourer, minor plumbing and electrical work for community buildings repairs and renovations;
  • Install systems and components into current buildings;
  • Identify issues with components, locating parts in inventory or informing Supervisor when parts need to be ordered
  • Inform Supervisor when major work is required;
  • Perform minor carpentry work associated with plumbing and heating systems;
  • Identify issues with electrical fixtures and equipment, repairing basic components including changing ballasts;
  • Assemble, install and/or repair facility furnishings and fixtures;
  • Clean and maintain tools and equipment applicable to maintenance work;
  • Recommend maintenance schedule, and carry out schedule;
  • Document work orders, inventories, and other related paperwork;
  • Respond to emergencies outside of normal work hours;
  • Operate Band owned equipment in accordance with qualifications, experience and training;
  • Participate in training sessions, workshops and short courses for the purpose of upgrading skills and keeping informed on new department and position related developments;
  • Follow a job number, work order and purchase order system for assignment of projects, deployment of labour and purchase of materials;
  • Follow a timekeeping system as directed by the Supervisor;
  • Adhere to the Codes of Conduct and all other policies and procedures;
  • Perform all other tasks within the scope of the position and as assigned.

Education, Experience and Knowledge:

  • Completion of Grade 10 supplemented with training or experience in general building trades requirements;
  • Apprenticeship available to suitable candidate;
  • Knowledge of basic plumbing, carpentry and electrical methods and practices;
  • Knowledge of hazards and safe work practices with respect to general building maintenance;
  • Experience in organizing and prioritizing building repair requirements;
  • Ability to operate hand and power tools commonly used in building maintenance;
  • Identify and correct safety hazards;
  • Perform building maintenance work and manual labour;
  • Lift and carry objects safely; climb ladders to various heights;
  • Work in confined spaces; mechanical aptitude;
  • Knowledge and understanding of First Nations communities, culture and issues are an asset;
  • Knowledge of carpentry and building maintenance; knowledge of the safe operation of basic hand and power tools;
  • Knowledge of workplace safety and safe lifting and handling procedures;
  • Ability to operate required equipment safely and responsibly;
  • Ability to work in a team environment with a minimum of supervision;
